Due to the quality of service we provide combined with the condition of the properties, our accommodation fills early each year. We are proud of the fact that many of our tenants opt to stay in our properties for the duration of their studies, having enjoyed living in our accommodation. Frequently Asked Questions
If you would like to view one of our properties you can submit your details using the ‘book viewing’ button on the property page (or by using the ‘get in touch’ form). We will then make an appointment with you to view the property. Alternatively you can call us on on the number at the top of the page to arrange a viewing. Out of courtesy to our current tenants we like to give them at least 24 hours notice of a viewing therefore we would ask that you try to give us as much notice as possible to arrange an appointment.
We have an obligation to conduct regular inspections of all tenanted accommodation. This is to ensure the property is not in need of repair, that you are looking after the property and discuss any problems you may be experiencing. You will be given notification when an inspection is due to be conducted.
In the event of maintenance being required the tenant can call/text us on the number at the top of the website at the earliest possible time in order to minimise any problem that could subsequently arise. Trades persons will be alerted by the Agent and dependent upon the nature and urgency of the task will respond accordingly. Simple precautionary procedures should then be taken by the tenant to prevent any additional problem arising e.g. turn off water at the stopcock if necessary, isolate electric or gas supplies at the mains where required.
We take a deposit starting from £325.00 depending on the property. The deposit is refundable at the end of the tenancy in line with the stipulations of the tenancy agreement, providing the house is left in the same condition it was in when you moved in and you have not generated any additional charges
You should consider taking out contents insurance to cover accidental damage to the Landlord’s contents, fixtures and fittings.
Usually as a full-time student you are exempt from council tax
Please contact us at least 3 days prior to your arrival to book in key collection. Key collection is available Monday - Friday 10am - 4.30pm excluding bank holidays
Smoking is not permitted inside any of our Properties
Some of our properties offer off-street parking, however the vast majority of properties in Nottingham have on-street parking and require a parking permit.
Permits are available from the local council via their website
You are jointly responsible for the cleanliness of your home throughout and at the end of the tenancy. Any extra cleaning required when you move out would be charged to you in accordance with your tenancy agreement.
Yes, you must purchase a television licence if you intend to watch TV or stream television programmes from your laptop/device
Whilst we would like you to make the house into a home, you are responsible for looking after the house and leaving it in exactly the condition as when you arrived. We ask you not to attach anything to the walls as this will generally result in walls requiring redecoration and thus you will be charged

I have lived in a property belonging to NK Properties with three others since September, and we have found the experience to be an excellent one and have already signed the contract to remain in the same property for a second academic year. The property was fully renovated and refurbished to a very reasonable standard when we moved in and we have encountered very few problems. Naz is a thoughtful landlord, who has been both responsive and willing to do all he can as soon as he is able, within his busy schedule, to fix the few problems we have encountered. Good at responding and resolving issues
The house is in really good condition and if there are any problems Naz is very good at responding and resolving those issues quickly. He is quite easy to contact and get hold of and he is very helpful. He always gives a lot of notice before popping round which is nice. He is very friendly and a good landlord to have.

Absolutely fantastic
The landlord has been absolutely fantastic all year. The house itself is to a very high standard with emphasis on the safety of tenants in an emergency. Of the very few problems we've had this year, Naz has been round to the property within hours and normally within 30 minutes. We had an issue where a key got stuck in the door and Naz came to the property within 10 minutes and arranged for it to be fixed so that we were not vulnerable for very long. Every term he would come into the property and fix little bits like repaint the window sills so that we always had the best condition house. He has been extremely honest, easy to contact and deal with and we look forward to remaining tenants in our house for the following year. I would highly recommend a student house under NK Properties because unlike a lot of student landlords, we all know we can rely on Naz to be fair and deal with issues quickly and effectively.

Very responsive landlord!
We arrived at house late at night and he was there to show us into the house. The house was in excellent condition with new furniture. Whenever there were a few small issues like broken light bulb, it was fixed as soon as possible. Since we come from Malaysia, we were unable to view the house in person.
