Frequently Asked Questions

I have seen a property I like, how can I arrange to view it?

If you would like to view one of our properties you can submit your details using the ‘book viewing’ button on the property page (or by using the ‘get in touch’ form).  We will then make an appointment with you to view the property. Alternatively you can call us on on the number at the top of the page to arrange a viewing. Out of courtesy to our current tenants we like to give them at least 24 hours notice of a viewing therefore we would ask that you try to give us as much notice as possible to arrange an appointment.

How often will the property be inspected?

We have an obligation to conduct regular inspections of all tenanted accommodation. This is to ensure the property is not in need of repair, that you are looking after the property and discuss any problems you may be experiencing. You will be given notification when an inspection is due to be conducted.

What happens if there is a maintenance issue?

In the event of maintenance being required the tenant can call/text us on the number at the top of the website at the earliest possible time in order to minimise any problem that could subsequently arise. Trades persons will be alerted by the Agent and dependent upon the nature and urgency of the task will respond accordingly. Simple precautionary procedures should then be taken by the tenant to prevent any additional problem arising e.g. turn off water at the stopcock if necessary, isolate electric or gas supplies at the mains where required.

How much deposit do you take?

We take a deposit starting from £325.00 depending on the property. The deposit is refundable at the end of the tenancy in line with the stipulations of the tenancy agreement, providing the house is left in the same condition it was in when you moved in and you have not generated any additional charges

Do I need insurance?

You should consider taking out contents insurance to cover accidental damage to the Landlord’s contents, fixtures and fittings. 

Do I need to pay council tax?

Usually as a full-time student you are exempt from council tax

How do I collect my keys at the beginning of the tenancy?

Please contact us at least 3 days prior to your arrival to book in key collection.  Key collection is available Monday - Friday 10am -  4.30pm excluding bank holidays

Where can I smoke?

Smoking is not permitted inside any of our Properties

Will I be able to park my car?

Some of our properties offer off-street parking, however the vast majority of properties in Nottingham have on-street parking and require a parking permit.

Permits are available from the local council via their website

Who is responsible for the cleaning?

You are jointly responsible for the cleanliness of your home throughout and at the end of the tenancy. Any extra cleaning required when you move out would be charged to you in accordance with your tenancy agreement.

Do we need to buy a TV licence?

Yes, you must purchase a television licence if you intend to watch TV or stream television programmes from your laptop/device

Can I personalise the house?

Whilst we would like you to make the house into a home, you are responsible for looking after the house and leaving it in exactly the condition as when you arrived. We ask you not to attach anything to the walls as this will generally result in walls requiring redecoration and thus you will be charged
